For condo and homeowner associations

Association management your board can actually follow

Dues collected on time, vendors that show up, meetings documented, and monthly financials in plain language. Your board keeps the decisions. We handle the work and the paper trail.

What we handle

Take all of it, or start with the one piece that is causing the most trouble.

Dues billing and collection

Monthly or quarterly invoicing, online payment options for owners, and consistent follow-up on delinquencies so the board is not chasing neighbors.

Financials your board can read

Monthly statements, a clear operating budget, and reserve tracking. When an owner asks where the money went, you have an answer on paper.

Vendor and maintenance coordination

Landscaping, snow removal, trash, plowing, repairs. We get the bids, schedule the work, and follow it to completion.

Owner communication

Meeting notices, annual mailings, violation letters, and a single point of contact so owners stop calling the board president at dinner.

Meeting support

Agendas, packets, minutes, and the records kept in order for your annual meeting and for closings.

Rules and document support

Help applying your existing bylaws and rules consistently, and keeping resale documents ready when a unit goes under agreement.

Sound familiar?

These are the five reasons boards call us.

Dues keep coming in late and nobody wants to be the bad guy

Collection becomes a process, not a personality conflict between neighbors.

The board has no current financials

Monthly statements and a real budget, so you can plan instead of react.

One volunteer is doing everything

The day-to-day moves off the board. You keep the decisions, we do the work.

Vendors do not show up and nobody follows up

We own the vendor relationship and the follow-through.

A closing is held up waiting on association documents

Records stay organized, so resale requests do not become a fire drill.

Who we work with

  • Condominium associations
  • Homeowners associations
  • Townhouse and mixed use associations
  • Self-managed boards ready to hand off the day-to-day
  • Boards transitioning away from a management company
  • New associations being set up by a developer

How pricing works

Association management is quoted per door, and it depends on the number of units, how much of the work you want to hand off, and the condition of the current books. A 12 unit self-managed condo and a 60 unit HOA coming off another management company are different jobs, so we will not pretend one number fits both.

Tell us about your association and we will put a written proposal in front of your board, with the scope spelled out.

Request a board consultation

No charge and no obligation. We will look at where your association is now and tell you what we would do differently, whether or not you hire us.

We will come to your meeting

Rather than add another call, we can present at a board meeting you already have scheduled.
